Short Sale and Foreclosure Assistance
Behind on Your Mortgage or Facing Foreclosure? You May Have Options.
The earlier you understand your options, the more time you may have to make a decision that protects your interests.
If you're behind on mortgage payments, have received foreclosure notices, owe more than your home may sell for, or you're dealing with liens, HOA balances, title problems, or other issues that are making it difficult to sell, don't assume foreclosure is your only outcome.
Every situation is different. Depending on your mortgage, property value, lender requirements, liens, and timeline, a traditional sale or short sale may be an option. The first step is understanding what you're dealing with before deciding what makes sense.
Situations I Can Help You Work Through
- Mortgage payments that have fallen behind
- Pre-foreclosure or an approaching foreclosure date
- A mortgage balance that may exceed the home's market value
- Short-sale requirements and lender approval
- HOA liens, judgments, or other title issues affecting a sale
- Inherited-property or ownership issues that complicate a transaction
- Coordinating with the lender, title company, attorneys, buyer's agent, and other parties involved in the transaction
A Short Sale May Be an Option
A short sale generally occurs when a mortgage lender agrees to allow a property to be sold for less than the amount owed on the mortgage. It isn't appropriate for every homeowner, and lender approval is required.
The process can involve property valuation, financial documentation, title review, lien negotiations, lender-required closing documents, buyer deadlines, and final approval before the transaction can close.
You don't have to figure all of that out before asking for help.
